The project has two parts: the renovation of the master bathroom to provide a spa-like atmosphere, and a detached ADU that serves as an office, yoga studio, and residence for visiting relatives. Situated on the top edge of a steep, up-slope lot, the ADU was designed to minimize required retaining structures and also take advantage of the views beyond. Light comes from four large skylights and a fully operable facade, and a large roof deck provides a private outdoor space for relaxing and entertaining. The structure of the roof is expressed on the ceiling, with large coffers allowing for a simple and elegant grid of lighting and visual disruption to the otherwise simple box. The structure commanded a stately presence at the center of the lot, set back one hundred feet from the street, surrounded by mature olive and elm trees with mountain views to the north. &nbsp; &nbsp; Following the tragic fires, the owners, George and Jennifer, wanted to rebuild as quickly as possible, and so we designed a re-creation of the home which retained the signature Spanish facade and massing, albeit with a more contemporary plan. But, as empty-nesters and preparing for retirement, the clients decided that they no longer needed 2,632 square feet, and asked for ideas on how else they could utilize the property. &nbsp; &nbsp; Through the innovative land use legislation, ‘The HOME Act’ (CA SB-9), we determined we could build up to four units of housing where before there was only one: two Primary Units and two Accessory Dwelling Units (ADUs). Built in 1893 as one of the first women’s clinics in Brooklyn, the preservation of its original detailing was of paramount importance. &nbsp;Adding to the complexity, the clients required that the top two floors be adapted to become studios - one for a sculptor, the other for a photographer. Hallways needed widening and lighting, electrical, plumbing, and mechanical systems upgraded and tailored for their respective practices. On the bottom floor and cellar - where the clients live - all surfaces were paired down to the most minimal of elements. The house required substantial restorations to preserve the original details—mostly in wood—from degradation over the last 60+ years. In addition to the restorations, the two bathrooms, which had been poorly by a previous owner, were re-imagined based on the opriginal drawings of the house.&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; In addition to the restorations and interventions of the main house, a detached tea house and listening room were designed, adajacent to a ravine located on the property. Part of the 'Montecito Drive Residential Historic District' it is one of the contributing residences that "retain the dramatic cantilevers, modular configurations, and pre-fabricated materials which enable them to adapt to the dramatic terrain of the canyon upon which they are sited." OFICINA.LA revealed the original post and beam and used salvaged douglas fir to re-floor the house, and douglas fir plywood to construct the kitchen and millwork, bringing material consistency to the project. Working with the artist clients - one a performance artist, the other a sculptor - we re-imagined the interior using period-appropriate materials and finishes such as wood, cork, and linoleum. We exposed the central steel post and beam to enhance the flow through the space and celebrate the mid-century heritage of the structure. The main house is a small, 1903 Craftsman-style home perched on a very deep lot along the Arroyo Seco. Care was taken to make the design of the new backyard studio contemporary and functional for the artist's practice, but within the language of the historic home and local preservation code. In consultation with an arborist, the site was planed around a 100ft oak tree that is the centerpiece of the property. Working with a landscape architect, we re-used nearly 5,000lbs of rock excavated for the foundation.
