From 1924 until the end of 2024, this half-acre site hosted a grand, two-story Spanish revival home. The structure commanded a stately presence at the center of the lot, set back one hundred feet from the street, surrounded by mature olive and elm trees with mountain views to the north.
    Following the tragic fires, the owners, George and Jennifer, wanted to rebuild as quickly as possible, and so we designed a re-creation of the home which retained the signature Spanish facade and massing, albeit with a more contemporary plan. But, as empty-nesters and preparing for retirement, the clients decided that they no longer needed 2,632 square feet, and asked for ideas on how else they could utilize the property.
    Through the innovative land use legislation, ‘The HOME Act’ (CA SB-9), we determined we could build up to four units of housing where before there was only one: two Primary Units and two Accessory Dwelling Units (ADUs).
